Booking
To reserve the property the client should arrange payment of the initial deposit of 25% of the total rent due. The owner will issue a deposit receipt. The balance of the rent together with the security deposit is payable not less than eight weeks before the start of the rental period. If payment is not received by the due date, the owner reserves the right to give notice in writing that the reservation is cancelled. The client will remain liable to pay the cancellation charges as specified below, unless the owner is able to re-let the property. The rental period shall commence at 4.00pm on the first day and finish at 10.00am on the last day. The owner shall not be obliged to offer the accommodation before the time stated and the client shall not be entitled to remain in occupation after the time stated. The maximum number of people to reside in the property must not exceed 14 unless the owner has given written permission.

Payments
All payments are to be made in full by bank funds transfer in Euros to the owner’s bank account.

Cancellation Charges
If you cancel your booking you will be liable to pay the following charges if cancellation takes place: 12 weeks or more before the holiday date – initial deposit, less than 12 weeks before commencement of booking – full fee. If the owner is able to re-let the property any expenses or losses incurred will be deducted from the refundable amount.

Insurance
It is a condition of a booking that you and your party are covered by comprehensive travel insurance including personal public liability (since these are not covered by the owner’s insurance) and cancellation insurance. Your signature on the booking form confirms that you and your party are covered by such insurance.

Included in the Rental Fee
Bed linen, bath towel and beach towel provided for each occupant in the party per week of stay. All water and electricity, pool and garden maintenance. Cleaning on departure.

Security deposit
A security deposit of Euros 400 is required in case of, for example, damage to the property or its contents. However the sum reserved shall not limit the client’s liability to the owner. The owner will account to the client for the security deposit and refund the balance due as soon as possible or within two weeks after the end of the rental period after the final inventory.

Clients Obligations
The client agrees to be a considerate tenant and to take good care of the property and to leave it in good condition at the end of the rental period. Should the property be left in such a state that cleaning over and above the usual ‘end of rental clean’ is required the owner reserves the right to make retention from the security deposit to cover this additional cleaning. This will be charged at Euros 20 per hour.
The client shall report to the owner’s agent without delay any defects in the property or breakdown in the equipment, plant, machinery or appliances in the property and swimming pool. Arrangements for repair and or replacement will be made as soon as possible.
The client shall be responsible for and supervise all children and others using the swimming pool at the property and take all precautions to avoid injury to them. The client will also agree not to act in any way that might cause disturbance to those living in neighbouring properties.

Owner Liabilities
The owner shall not be liable to the client for:
- Any temporary defect or stoppage in the supply of public services to the property or in respect to any equipment, plant, machinery or appliance in the property or swimming pool.
- Any loss damage or injury which is the result of adverse weather conditions, riot, war, strikes or other matters beyond the control of the owner
- Any lost damage or inconvenience caused to or suffered by the client if the property shall be destroyed or substantially damaged before the start of the rental period and in such event the owner shall within seven days of notification to the client refund to the client all sums previously paid in respect of the rental period.
- Any loss, damage or personal injury sustained by the client or any guests of the client during the rental period.

Under no circumstances shall the owner’s liability to the client exceed the amount paid to the owner for the rental period.
